Energy is a significant input cost to business but unlike other inputs,  such as materials and labour, is often overlooked when searching for productivity improvement and cost saving.  Energy productivity (a combination of efficiency and output) can be a source of competitive advantage.  The advantages accrue through lower cost of production and lower emissions, leading to lower price and greater customer acceptance.  An improvement in energy productivity can also reduce wear and tear on infrastructure, plant and equipment thus extending its operating life. 

As the Australian and international Governments strive to reduce greenhouse gas emissions the commercial and property sector is seen as a key area of opportunity.  The Australian Government has already mandated energy reporting for energy intensive businesses ( National Greenhouse and Energy Reporting - NGER ) and requires disclosure of energy performance for large office buildings ( Commercial Building Disclosure - CBD ), signalling a strong push for these sectors to become energy efficient and less emissions intensive.

The good news is that many energy productivity measures will reduce operating cost and may have very short payback periods and high return on investment.  Read more below.

Energy in the Commercial & Property sectors
Energy is a complex business input and effective energy management requires many different approaches. Fortunately, Anser professionals are skilled in many of these areas and are single minded in their approach to improving energy productivity and thus reducing your energy cost and emissions.

Energy Audit : An Anser Certified Energy Manager (accredited through the Association of Energy Engineers) will complete a detailed energy audit to evaluate energy consumption for each item of equipment at each of your sites.  They will use this information to determine energy use by business function and identify cost effective measures for energy efficiency improvement across your organisation. 

Solar and Storage :  An Anser Clean Energy Council accredited solar designer/installer will review options for utilising renewable generation and storage on-site to reduce energy intensity and costs.

NABERS assessment : An Anser NABERS accredited assessor will conduct an energy and water efficiency assessment for your office building or tenancy. NABERS indicates to the market you are serious about energy efficiency and buildings with higher star ratings achieve higher investment returns and are sought after by tenants.  Many Government organisations now require a minimum of 4 or 4.5 star building rating.  

CBD assessment : Commonwealth law now requires a Building Energy Efficiency Certificate (BEEC) be obtained for many office buildings or tenancies over 2,000 sqm (reduces to 1,000 sqm on 1 July 2017) prior to sale, lease or sublease of the building or tenancy space.  The CBD assessment includes a NABERS rating and Tenancy Lighting Assessment (TLA).  An Anser CBD Accredited assessor will complete this service for you.
Energy Strategy & Procurement : An Anser professional will combine energy productivity measures into a detailed organisation wide strategy which will guide your business to a low cost and low emission future.  Our strategy will consider the cost of alternative fuel sources; identify the most cost effective tariffs and suppliers of energy at each site; and assess the investment return of a programme of measures.   Anser can incorporate its analysis into a business case format and present the findings to stakeholders.

Technical scoping:  One of our qualified electrical engineers will provide technical scoping of requirements for efficiency measures, renewable generation or storage to include in your tender or procurement process.  Anser will also provide independent guidance to assist with tender assessment to ensure the best option is selected. 

Finance: Anser will assist develop a finance package to fund retrofits of efficiency measures, renewable generation or storage.  Anser can also help with applications for low cost finance or grants which are available for certain technologies and methods, such as those available through ARENA.

Measurement and Verification:  An Anser Measurement and Verification Professional (accredited to the International Performance Measurement and Verification Protocol - IPMVP) will prepare energy models which form the baseline to energy performance contracts and provide independent verification that energy efficiency outcomes are achieved.

Energy Training: Energy is a specialised area and Anser will provide training to your staff on ways to reduce energy use, improve productivity and reduce procurement cost.  We can train an Energy Champion at each site who will look for opportunities and maintain efficient behaviours in the workplace long after formal energy audits are completed.
